Q: How do I book a home inspection?
A: You can book a Michael Leavitt home inspection by completing our online order or by calling us at 801-636-6816.
Q: How do I pay for the home inspection?
A: You may pay for your inspection by cash, check, or with any of the 4 major credit cards. Payment is due before the reports can be released.
Q: How do I cancel my inspection?
A: We understand the craziness of our current home sales market, but we need at least 24 hours notice for cancellation. This allows us to schedule another client in your place until you are ready for an inspection.
Q: When will I receive my report?
A: All the information will be conveyed verbally on site and the PDF report will be ready for download within 24 hours of the inspection.
Q: Will your firm repair issues identified during the inspection.
A: Absolutely not! This would be a direct conflict of interest and violate our Code of Ethics. Instead, we maintain a clear neutral third party position and offer a clear course of action by directing you to the appropriate professional.
Q: Do you perform any other real estate related services?
A: Yes, and ordering these additional services with the home inspection saves money because we are already on site. We have a long list of added services like radon testing, meth contamination sampling, electrical outlet efficiency testing, lead based paint screening, termite inspections, stucco/EIFS invasive testing, etc.. Q: How long does a typical inspection take?
A: A 2,200 square foot home usually takes 2-3 hours on site, plus time at the office completing the report. The onsite time includes inspecting, verbally explaining, and answering any questions you may have. Every home is unique and some inspections take less time and some take quite a bit more. Rest assured that we take whatever time is needed to do the job right!
Q: Will you provide repair estimates for issues found?
A: No. Doing such would be a “Guesstimate” and would be a disservice to the professional repair contractor industry. We recommend that you obtain at least 3 repair bids before closing on the home so that you can ensure that you have budgeted adequately for the purchase and projected repairs.
Q: Should I attend the inspection?
A: Yes, if your schedule allows. 40% of our clients are out of state and we ensure the information gets conveyed clearly whether you are able to be on site or not. The majority of our clients prefer to show up about 2/3’s of the way through our time on site for a comprehensive walkthrough. This allows you the ability to see the conditions firsthand.
Q: If the home is less than 5 years old is an inspection really necessary?
A: Yes! Just because the home is newer does not mean that everything is working and/or that it was installed correctly to begin with. It is best to identify these issues quickly. Delaying the identification of issues only makes them worse. Our service is beneficial to buyers of brand new homes, owners approaching the end of their 1 year warranty, sellers putting their home on the market, and buyers of any age home including those built by the Pioneers when they entered this region.
